As a founding and managing partner of Pursley Friese Torgrimson, Christian focuses on helping her clients navigate the complexities of a condemnation as well as minimizing the impacts caused by a taking and maximizing compensation for her clients. She has litigated eminent domain proceedings, private property disputes, and other real-estate-related matters for 15 years. Christian represents a wide spectrum of property owners and interests, including large and small businesses, mixed-use and shopping center developers, corporations, hotel operators and owners, c-store and gasoline company tenants, operators and owners, restaurant franchisors and franchisees, as well as individual homeowners. She brings extensive experience to all aspects of eminent domain proceedings brought by state, county and local governments throughout Georgia, including jury trials, mediations, acquisitions and closings, and special master hearings. Christian is the Georgia editor and writes the chapter on Georgia law for the national eminent domain compendium, Law and Procedure of Eminent Domain in the Fifty States published by the American Bar Association. She is a past chair of the Eminent Domain Section of the State Bar of Georgia, and is active in the ABA Section of Litigation’s Real Estate Litigation and Condemnation Committee. A respected national speaker on Georgia eminent domain law, Christian frequently writes and speaks on condemnation issues for various professional organizations.

-Obtained $1.678 million jury verdict in favor of client for partial taking and damaging of gas station and C-store station by Georgia Department of Transportation (GDOT), representing 539% above the original offer. -Obtained an $11.0 million jury verdict in favor of client for the taking of a hotel site by the GDOT, representing a 150% increase above the original offer. -Secured a $19.5 million settlement of a condemnation case brought by the GDOT involving mixed use development property, along with a new driveway cut on a limited access street. -Resolved the condemnation of a commercial shopping center for more than double the original offer, resulting in a settlement prior to the filing of litigation. -Advised local builder on the structure of an assemblage for residential development in North Atlanta, including preparing and negotiating joint venture agreement and other applicable transaction documents -Served as local counsel for investor purchasing a $35 million portfolio of home improvement stores -Represented purchaser of multi-building office park in Decatur, Georgia, including negotiating the purchase agreement, searching and analyzing title work and survey, due diligence assistance, and serving as the closing agent. -Represented veterinarian small business in the purchase of new office building, including negotiating the purchase agreement, searching and analyzing title work and survey, due diligence assistance, and serving as the closing agent for the SBA loan closing. -In the last 12 months, PFT has closed approximately 107 leasing transactions estimated at $103MM in value. -In the last 12 months, PFT has assisted clients with 26 commercial real estate transactions, including refinances, acquisitions, and dispositions. Transaction size ranged from $300K to $82MM, and the average transaction was $5.7MM.

RESULTS: -Obtained a $1.3 million judgment in Fulton County State Court against a defaulting tenant of a local shopping center. -Foreclosed and evicted maker of a note to a private banking institution, prevailing against borrower’s efforts to avoid eviction through multiple state and federal quiet title actions. -Won a $3.4 million judgment in U.S. District Court, Northern District of Georgia, against 4 defendants on 4 separate promissory notes to a failed lending institution. -Won a $4.5 million judgment in U.S. District Court, Northern District of Georgia, against maker of a promissory note to a failed lending institution. -Represented a group of heirs in action to quiet title for 36 acres in Superior Court of Jones County. -Prevailed at contested foreclosure sale confirmation action in Henry County Superior Court, which involved proving fair market value of foreclosed property using the discounted cash flow method of valuation; obtained subsequent deficiency judgment against guarantors of the loan.
